The call you got this morning

A client has read the home inspection. One line says the chimney needs a closer look. They ask you what that means, and you would like to answer with facts.

That is where we come in. We do the closer look, on the roof and in the flue, and we write down what we find in plain words.

What your buyer's file gets

Past the visual check, a Level 2 lowers a camera through the whole flue. It also takes in the attic, crawlspace and roof sections we can reach. Cap, crown and flashing get photographed on the way.

Report and photos land with you on the inspection day. Pass them to the buyer, or keep them for your talk with the other agent.

  • Photos taken on the roof
  • Flue scan from top to bottom
  • Findings in short sentences

Who sees the report

The client decides. You, the buyer or the seller can each get a copy. Tell us who when you book.

If the findings call for repair, the next move is the parties' and their agents'. The buyer's side may ask for work, a credit, or one more inspection. The contract side is not ours.

When agents order a Level 2

Behind all this sits NFPA 211. It wants a Level 2 when a house changes hands, after a flue fire or a quake, or when the fireplace switches fuel.

Repairs that may follow include the crown, flashing, flue liner and masonry. Each is quoted after we have looked.

Fees for your client

For your client, the Level 2 is $370 and the Level 1 is $52.

Work the findings call for is quoted after our visit.

What agents ask us

Can you send the report to me and the buyer both?

Yes. Copies can go to both of you, and to the seller if the client wants it.

Do you work with listing agents too?

Yes. A seller can order one so the answers are on hand before a buyer asks.

Is a Level 2 a pass or fail from the city?

No. No agency stamps it. The report simply lists conditions below NFPA 211 or local building code.
