Some fixes have a price. Some need a look
Walk us through the findings
Fill in the form and tell us the findings you were given. We will go through them with you.
What failing means
No agency hands out a pass or a fail on a Level 2. When someone says the chimney failed, they mean the findings list conditions under NFPA 211 or the local building code, so work comes before the next fire.
Maybe the buyer answers with a repair request, a credit or another inspection. Those talks run between the two sides, with their agents. We leave contract advice to others.
Repairs with a posted price
These are the figures you can plan around.
- Cap for the chimney: $160 to $630
- Leak work: $525 to $3,150
- Cricket on its own: $420 to $945
- Cricket plus a full flashing replacement: $630 to $1,600
- Installed gas insert: $2,650 to $5,250
Repairs that wait for a look
Crown, flue liner, chase cover, damper, loose flashing, mortar and masonry, smoke chamber and firebox all depend on what is found. Each gets a quote after the inspection, once the damage is in front of us from the roof and from inside the flue.
The people who checked the chimney do the repair, so the person who saw the problem is the one who fixes it.
Reading the list
Water problems show up as a cap, cricket, flashing or leak item. Heat problems show up as liner, smoke chamber or firebox items. Masonry items point to mortar and brick.
Ask us which items matter first. We will tell you straight.

Questions about a failed report
Does a failed item mean the home cannot be used?
It means the item needs repair before the fireplace is used safely. The report says which parts.
Can you fix everything in the report?
The fixes listed on this page are work we do. Ask about any item and we will tell you how we would handle it.
How do I know what a crown or liner costs?
Those are quoted after the inspection, because the price depends on what the roof and flue show.
Got a list of items?
Type it in. We will mark which repairs carry a price and which wait for a look.
